Management Duties
Maintenance of the Common Elements
Maintain the common elements of the property at the direction of the Board and in accordance with the Association’s Declaration, Bylaws, and approved budget. Management will replace the light bulbs and clean the common areas of the buildings as needed on a year-round basis.
Collection of Assessments
Make sure that all quarterly assessments from the unit owners and any other monies that are due to the Association are collected.
Payment of Expenses
Pay all approved and budgeted expenses
Prepare Records of Income and Expenditures
Maintain quarterly financial records of all income and expenses related to the Association.
Prepare the Annual Budget
Prepare the next year’s proposed operating budget and reserve schedule.
Prepare Year End Financial Report
Prepare the year-end financial report for submission to the CPA for review and income tax preparation. Once approved, the final financial report will be mailed to the owners and posted on the Association’s website.
Host Video Conference Owner and Board Meetings
Host Annual Owner Meetings and any Special Meetings via Video Conference
Host Board Meetings via Video Conference
Video copies and minutes of the meetings will be posted on the Association’s website for one year
Maintain and Provide a Copy of the Milestone Structural Inspection Report
Maintain and Provide a Copy of SIRS Report to New Owners and post on the Association’s Website
Maintain and Provide a Copy of the Structural Integrity Reserves Report
Provide a Copy of SIRS Report to New Owners and post on the Association’s Website
Prepare Estoppel Certificates:
Provide estoppel certificates at the current maximum fee set by the State of Florida. The current fee is set at no more than $299.00 dollars. The fee is due and payable by the requesting party upon preparation, and the amount of the fee will be listed on the certificate. If the certificate is requested in connection with the sale or mortgage of a unit and the closing does not occur, then Agent will refund the fee within 30 days after receipt of the written request for the refund. The written request and reasonable documentation that the sale did not occur must be received from a payer that is not the unit owner (such as a closing agent or real estate agent.)
